Downsizing sounds simple until you ask what it actually means. A bungalow? A condo? A townhome with no yard to cut? Here’s how I walk Pickering and Ajax owners through it, without rushing anyone.

I’m Andrew Shevtsov. I’ve been in real estate for 14 years and have helped sell 120+ homes across North, Central and East GTA. Moving owners from the house they have to the home they want is a big part of what I do.

Wondering what your home is worth before you decide?

What downsizing can look like

  • Bungalow: everything on one level. A true bungalow, a raised bungalow and a bungaloft each live differently, so I search all three for you.
  • Condo: no yard, no snow, no roof to worry about. In return you pay monthly fees and share walls.
  • Townhome: less space and less upkeep than a detached home, usually with a small yard or terrace.
  • Smaller, same neighbourhood: sometimes the answer is the street you already love, with a smaller footprint.

Five questions to answer before you list

  1. Can you live without stairs, or do you want the bedroom on the main floor?
  2. Would you rather pay condo fees or look after a house yourself?
  3. How close do you need to be to family, your doctor or your friends?
  4. Do you need room for visitors or for hobbies?
  5. Do you want to sell first, buy first, or line up both closings? See Should I buy first or sell first?

The money side, plainly

Downsizing often frees up equity, but usually less than people expect once commission, legal fees, moving costs and any overlap between closings are counted. I’ll map those numbers with you before you commit to anything. For tax and mortgage questions I’ll point you to your accountant and your lender, because that’s their job and they’ll do it better than I would.

How I help

  • Price the sale properly. I’ll walk you through the comparable sales so you can see how we got to the number.
  • Search every bungalow type in Pickering and Ajax, plus condos and townhomes, so nothing good gets missed.
  • Plan the timing so you’re not carrying two homes any longer than you have to.
  • Go at your pace. You can talk to me well before you’re ready to list. That’s fine.

Moving up instead?

Same questions, different direction. Start with Pickering or Ajax. Whichever way you’re headed, it’s nice to see people land the home that fits their next chapter.
