Here’s your October 2026 update for Pickering and Ajax, in plain English. It uses the latest official numbers from TRREB, released November 4. Together the two towns saw 167 sales at an average price of $864,413. Benchmark home prices are down about 3% in Pickering and 5% in Ajax from a year ago.

The numbers

  • Pickering and Ajax combined (October): 167 homes sold, $864,413 average sale price, 485 new listings, 725 active listings at month end, about 28 days on average to sell, and homes sold at about 98% of asking.
  • Pickering: 93 homes sold, $821,211 average price (median $784,990), 27 days on market on average, 98% sold-to-list, 285 new listings, 421 active listings.
  • Ajax: 74 homes sold, $918,704 average price (median $812,750), 30 days on market on average, 97% sold-to-list, 200 new listings, 304 active listings.
  • Compared with a year ago: TRREB’s benchmark price (all home types) is down 5.35% in Ajax and 3.08% in Pickering. Across the whole GTA, October sales were down 7.9% and the average price was down 2.7%.

Source: TRREB Market Watch, October 2026 (released November 4, 2026), all home types. I’ll post the next update when TRREB releases it. Combined figures are my own: sales, new listings and active listings are added together, the average price is total dollar volume divided by total sales, and days on market and sold-to-list are weighted by the number of sales in each town. Figures can be revised.

What I’m seeing on the ground

Detached homes were most of the action. 105 of the 167 sales across the two towns were detached, at an average of about $997,000. Detached benchmark prices are down 4.8% in Pickering and 5.7% in Ajax from last October, the biggest drop of any home type in both towns, which gives buyers more room to negotiate than they’ve had in a while. Townhomes are holding up best, with benchmark prices down about 1.4% in Pickering and 3.2% in Ajax. Condo apartments barely traded (12 sales between the two towns) and benchmark prices are down about 5% in Ajax and 4.6% in Pickering, so if you’re selling one, price it for today’s market.

One thing to watch: Ajax’s average price this month ($918,704) is higher than Pickering’s ($821,211), but that’s the mix, not a price jump. 59 of Ajax’s 74 sales were detached, compared with 46 of Pickering’s 93. The benchmark price is the fairer yardstick. And here’s something most buyers don’t know: finished and almost-finished pre-construction homes are out there, sometimes at crazy discounts, so ask me before you rule them out.

If you’re selling

Homes in both towns that sold in October went for about 97% to 98% of the asking price, in roughly four weeks. That tells me well-priced homes are still selling close to ask, while the ones priced too high are the ones sitting. Pricing it right on day one matters more than ever.

If you’re buying

With roughly three to four months of inventory in each town, you have real choice and some room to negotiate. TRREB says the same across the GTA: uncertainty over rates and the economy kept buyers on the sidelines, and that has handed the buyers who are active more negotiating power. Good homes at a fair price still move, so know your numbers before you walk through the door.
